well 2 reckon the price might stop one of them but will know better tomorrow spent most the day working out what one to go for making drawings and working out costs and i am putting an offer in tomorrow for one at the asking price if its rejected and i think it could be. i am going for the other one at the same price but it needs more work and more money spent on it, reckon my head might explode if i lose both of them
Never offer the asking price S, the only way is up after that. Offer £50,000 less than you want to pay, you might get it cheaper, who knows, but you lose nothing by trying..

Too true mate, and certainly wouldn't offer the asking price in today's market.
went to buy a house in 07.....it was 280,000....anyway they offered the asking price and the people said no......we dont fancy moving anymore and took it off the market.
bought another house nearby for 250,000.......bearing in mind in 07 this was at the height of the housing bubble........
sold that in early 2011 for the 250,000 they had paid (lovely house and got a bargain at 250,000 in all fairness)
Moved into a smaller house they did up to a very very high spec.......once again sold that at cost plus the adjustments they had carried out.......sold it without looking on the market, went to sainsburys and bumped into the couple they were gonna buy off but who turned down the offer of the asking price in 2007, there business had gone to the wall and they had it up for £250,000......
they ended up paying £215,000 for the house they were going to £280,000 for in 07.......Never, ever offer the asking price in todays market.

the asking price has already been offered from another couple, am just in a smaller chain as mines sold 2 weeks on friday and there in a rented house, i know how much its worth thats why i think it will go higher then the asking price trouble is the bigger stamp duty kicks in then so 5 over becomes 10 over, then the other house starts to look like the better option my head hurts
Dont forget that estate agents are lying cunts though. Personally I wouldnt put any offers in on any houses until I had exchanged contracts, maybe even not until after completion, because your bargaining power is much better then, as people like "no chain" sales..

agree to a point but waiting a week would-could lose both houses he showed me the offer on his laptop mac i know the agent and get on well with him, an update as it stands theres 3 offers on number 1 choice two at the asking price i have asked for a second viewing to buy his fix-fitings cash, and keep it below the stamp duty nowt back yet on that one we went to see number two again today and have ruled it out as it needs to much work for the price, theres one 4 doors along thats had all the work done but was 50k more thats been reduced today by 20k so thats now second choice
